The Process & Tenants Fees

Reservation Payment

Once your offer has been accepted on a property, you’ll need to make a holding deposit of one week’s rent to reserve it. This will go towards your 5 week deposit

Example: If the monthly rent is £1,000, the holding deposit would be £230.00.

This deposit secures the property while we carry out reference checks and prepare the tenancy agreement.

Deadline for Agreement

In some cases, tenants can agree to extend the deadline and allow the holding deposit to be deducted from the first month’s rent or main deposit.

Move-In Costs

  • Rent in Advance: One month’s rent
  • Deposit: Five weeks’ rent
    (or six weeks if annual rent exceeds £50,000)

Before You Move In

There are no mandatory tenant fees to pay before moving in.

  • Tenancy Liability InsuranceRequest a quote from your branch
  • Deposit Replacement InsuranceRequest a quote from your branch

During the Tenancy

  • Amendment Fee: £50 (Inc. VAT) per tenant
    Includes contract negotiation and agreement updates
  • Change of Sharer Fee: £50 (Inc. VAT) per new tenant
    Includes agreement changes and admin

Ending the Tenancy

  • Early Surrender of AST: Tenant(s) responsible for landlord's re-letting fees (negotiated case-by-case)
  • Unpaid Rent / Returned Payments: Charged interest at Bank of England base rate from date due
